Chains of Real Estate Transactions in Novonikolaevsk in the First Half of the 1910s

 This article analyzes real estate transactions in Novonikolaevsk in the first half of the 1910s based on residents’ applications to the City Council for the transfer of estate rights to another person. These sources allow not only to classify transactions but to reconstruct the financial strategies of the townspeople. The basic unit of transaction was the plot of land, the buildings on which were considered its integral part. Vacant lands distributed by the City Council at auctions are not included in this study. The study focuses on the entire spectrum of transactions involving estate land: from purchase, sale and family gifts to collateral transactions with a mutual credit society. The analysis demonstrates how the same plot could be successively involved in various transactions, forming complex chains. It is revealed that during the period under study, real estate in Novonikolaevsk was not exclusively residential, but was transformed into an active financial instrument for complex processes: many plots became collateral for loans and objects of resale. Since each transaction recorded not only the transfer of rights, but the interactions between various groups − from peasants and townspeople to officials and companies − as well, these documents reveal complex everyday economic practices and social connections within urban society.
